Your home deserves more than a listing. It deserves the right person to represent it
No two homes are the same. With over ten years in real estate and more than 600 transactions, I know how much the right approach matters. I take time to understand your property, your goals and the people most likely to see its value. Then I define the right price, position and strategy, and guide the process with clarity, precision and care.
Finding the right property means choosing a place that supports the life you want to build
Buying a home is a decision that should feel right not only today, but years from now. I help you understand the market, compare opportunities and see beyond first impressions. Together we create a clear search strategy, look beyond first emotions and move through each step with clarity and calm confidence.
Renting out your property should feel clear, careful and well looked after
Renting out a property is about more than filling a vacancy. I take time to understand your property, the market and the kind of tenant who will be the right fit. With a portfolio of over 150 apartments across Tallinn, I manage pricing, presentation, tenant screening and agreements with care, helping you build a rental relationship that feels secure from the start.

Like a professional appraiser, I start with actual sales in your area over the last six months. I also look at competing listings on the market, plus your property's location, condition and special features.
The goal is a realistic, well-justified price that gives you the best chance of a great result. At our first consultation, I'll walk you through how I arrived at my price recommendation and we'll talk about the right selling strategy.

It depends on location, price, condition and how active the market is. A property that's priced right and presented well can find a buyer within the first two months. A more unique property may take longer.
At our first consultation, I'll give you an estimate. Once your property is on the market, I'll keep track of buyer interest and feedback so we can adjust the strategy if needed.

Selling a property is about much more than posting an ad. It takes solid expertise, a good feel for people and skilled negotiation. An experienced broker is a professional, neutral go-between who represents your interests and keeps emotions out of important decisions.
Buyers don't always feel comfortable asking sensitive questions or voicing doubts with the owner in the room. I create an open, trusting atmosphere, pick up on what buyers really need, and handle their concerns with tact. By clearly explaining key information and any flaws upfront, I also help prevent misunderstandings later.
Prevention matters just as much. Years of experience and ongoing training help me spot things owners often overlook. A flaw you've gotten used to at home can turn out to be a big deal in a transaction. I help identify these issues early and communicate known defects clearly to buyers, which lowers the risk of disputes down the road.

Yes, the first consultation is free. We'll start by getting to know each other and talking about your wishes and goals, whether that's selling, renting out or buying.
I'll listen carefully, give you initial professional advice, and explain your options and next steps. To estimate a sale or rental price as accurately as possible, I like to see the property in person. During the visit, I can assess its condition, features and strengths, and give you a well-grounded price recommendation.
My goal is for you to leave the first meeting with useful advice and a clearer picture of your options. Good cooperation starts with trust, and you can decide about working together in your own time, with no obligation.

Every property is one of a kind and deserves a thoughtful, personal sales strategy. I first define the likely buyer profile, then choose the best marketing channels and sales approach to match.
I put a lot of weight on top-quality presentation, because first impressions shape a buyer's interest. For that, I work with a top-tier real estate photographer and, when needed, a videographer, an interior designer and an AI solutions specialist.
Besides property portals and digital marketing, I draw on a professional network built over many years, and I host open days and private showings when it makes sense. My aim isn't to reach as many people as possible, but the right people: buyers who will appreciate what makes your property special.

It depends on the type of property, its legal status, how you came to own it, who's involved in the deal and other circumstances. For example, inherited or gifted property, jointly owned property, co-ownership or deals involving a foreign country may need extra documents or consents.
Before the sale, I review the land register and the building register, check that the necessary permits are in place, and look out for encumbrances, restrictions and known defects.
I help you gather the information and documents and coordinate preparations with the notary. The aim is to spot possible obstacles early, avoid unexpected delays and keep the sale smooth and secure.

Not necessarily. Often a thorough tidy-up, a few small refreshes and/or smart styling are enough to show off your home's best features and make a great first impression. Bigger renovations don't always pay off before a sale.
We'll look together at which changes could make your property more appealing and which aren't worth the investment. If needed, I'll bring in trusted partners to get your home ready for the market.

In Estonia, the usual sales commission is 3–5% of the sale price, plus VAT. For high-end properties and new developments, it can be lower. The exact fee depends on the property, its location, how complex the sale is, and the scope of service we agree on.
My service covers the whole sales process: market analysis, pricing, a personal sales strategy, presentation and marketing, communicating with buyers, viewings and price negotiations. I also take care of preparing the transaction, closing it smoothly and handing over the property.
For rentals, the fee is one month's rent plus VAT. For residential properties, the tenant pays it. For commercial properties, the landlord does.
Everything is agreed in writing before we start, so there are no surprises.

Beyond location, price and first impressions, it's worth taking a close look at the property's technical and legal condition, its documentation, monthly running costs and likely future investments. Also consider how the area is developing and whether the property will still suit your needs in the long run.
I can help you compare options, spot potential risks and judge whether the asking price fits the market. My goal is for you to make an informed, well-thought-out decision and find a home that brings you value and joy for years to come.

A good rental starts with the right price, a thoughtful presentation and careful tenant selection. Many years in real estate have taught me a lot about people and behavior patterns, and about judging whether a candidate is a good fit. Often I can spot red flags from the very first contact, which tells me it's time to keep looking.
I own rental property myself and manage the rentals of about 150 investment apartments, so I know well what landlords expect and what can go wrong. Besides talking to candidates and running appropriate background checks, I take care of a proper rental agreement and the handover of the property.
My goal is to find you a reliable tenant and set the stage for a smooth, long-term rental.
